Policies

Reservation Policy:

  • Reservations can be made through our website, by email or phone. We require a valid credit card to hold the reservation.
  • A 50% deposit is required at the time of booking.
  • Due to the small and intimate size of our bed and breakfast, cancellations affect us greatly. While we will do everything we can to accommodate you, our policy is rigid. For a full refund, cancellations must be made 14 days prior to scheduled arrival. If cancellation is made within 7 to 14 days of arrival, 50% of the balance due will be charged for the entire scheduled stay. No refunds will be issued for reservations canceled within 7 days of arrival. We highly recommend purchasing travel insurance, as it is inexpensive and designed to cover you in case of unexpected changes.
  • No-shows and early departures will be charged the full amount of the reservation.
  • Any weather-related closures of the inn, will result in a credit for a future stay.
  • The maximum permitted stay is seven consecutive days and seven days per calendar month.

Check-In and Check-Out:

  • Check-in time is between 3:00 pm and 7:00 pm. We will contact you prior to your stay to get an approximate arrival time.
  • Early check-in may be available if scheduling allows. Early arrivals must be arranged at least 24 hours prior to scheduled arrival. Late check-in may be available if scheduled in advance. If no prior arrangements are made, we must consider a reservation a no-show after 7:00 p.m.; the Inn will be secured for the night, and you will be charged for the stay.
  • Check-out time is 11:00 a.m. so that we can prepare a beautiful space for our next guests.
  • If the schedule allows, a late check-out time may be scheduled. This must be arranged more than 24 hours prior to the scheduled checkout.

Breakfast:

  • Breakfast is served in the dining area to all guests at the same time in a single seating. Timing (typically between 8:00 and 9:30) will be discussed at check-in. 
  • Please let us know 24 hours in advance if you have any dietary restrictions or allergies, and we will do our best to accommodate your needs.
  • Guests have no access to kitchen appliances. They are for staff use only. 

Smoking:

  • No smoking or vaping is allowed at The Inn at Terra Farms. Violation of this policy will result in a $250 cleaning/damage fee, plus any lost reservations or alternative arrangements necessary to provide guests with appropriate, smoke-free accommodations.
  • No candles, incense burning or any other open flames are allowed inside the house. The beautiful log home has made it 185 years... we don't want you to be the person that ends that marvelous streak. 

Pets and Children:

  • We love children. We have two of our own. But many of our guests cherish the inn for its quiet and serene atmosphere. Therefore, unless renting the entire house, children under the age of 12 are not permitted.
  • We are sorry, but we are not set up to accommodate pets, except ADA-approved service animals, which must remain with the guest at all times. Service animals must not be left at the Inn by themselves at any time. A violation of this policy will result in a $250 cleaning/damage fee, plus any additional costs related to damage from the pet, including revenue from any lost reservations or alternative arrangements necessary to provide guests with appropriate, animal-free accommodations.

Parking:

  • Each room is allotted one parking space on the property. There is no street parking available.

Security:

  • We take the safety of our guests seriously. The exterior of the inn is monitored with security cameras. Any tampering with any security device will result in immediate removal from the property and cancellation of the reservation with no refund.
  • For the security and comfort of all of our guests, no outside visitors are allowed inside the inn without prior approval. Any permitted visitors must be off the property by 8:00 p.m.
  • We understand that being away from home often comes with late nights. But as a small bed and breakfast, entering the Inn late at night tends to disturb all guests. Therefore, arrival or re-entry after 11:00 p.m. is not permitted unless you have a “whole house” reservation. Exterior door codes will not work after 11:00 p.m.

Accessibility:

  • The inn is over 180 years old. In order to maintain its historic features, we do not have appropriate accommodations for persons confined to wheelchairs or who have other mobility issues.
  • There is a single flight of stairs leading to all rooms. Please keep that in mind when packing.

Excessive Noise:

The Inn at Terra Farms is a special place. We pride ourselves on relaxation and tranquility. Therefore, excessive noise will not be tolerated. Guests will be given one warning. If noise does not abate, the reservation will immediately be cancelled and guests will be removed, forfeiting the entire reservation fee.

Property Damage:

Any negligent damage to the property caused by a guest will be charged to that guest. While we will do anything we can reasonably do to return any lost property (including storing it for up to 30 days), we are not responsible for any lost, stolen or damaged personal property.

By reserving a room, guests acknowledge that any deposit or preauthorization amount does not limit the right of The Inn at Terra Farms to exercise or pursue any remedy available by law for breach of this agreement, including, but not limited to, damages to furniture, appliances, or any other costs or losses resulting from negligence or breach of these policies.
